There aren’t many conditions or issues that we haven’t helped clients deal with when it pertains to
purchasing a home or high-rise unit in Las Vegas. These types of specialized real estate transactions
requires knowledge and experience. Another company might say they will get back with you with
answers when we usually already have them.
We know which projects are fully-financed and actually being built as opposed to those that may never
break ground. A transaction of this magnitude should not be in the hands of a non-expert.
How soon after I purchase a unit can I re-sell it?
This is a great question that underscores the importance of being fully informed when considering
this type of investment. The answer is found in the CC&Rs (Covenants, Codes, & Restrictions)
attached to each given project – and while many do not have a time-related selling stipulation, some
do.
What features do you think are the most overlooked when trying to
compare projects?
All of them. As we’ve mentioned in previous answers on this FAQ, there is no place to do a cross-
sectional analysis of the features and benefits of these multiple projects and how they best suit your
individual needs.
Not only are certain amenities overlooked but most buyers forget to research possible future
development that might interfere with their views, privacy, etc. We will make sure you do not overlook
the fine details when considering investing in a Las Vegas high-rise condo. We have done our

What are closing costs?
Closing costs are the costs associated with actually taking title of the property in your name. These
include, but are not limited to, items such as title insurance, transfer tax, loan origination fees, and first
year's insurance.
What is an earnest money deposit?
An earnest money deposit is the money you put up at the time you write an offer o purchase. It is a
show of good faith to the seller that you really do intend to purchase if the you and the seller can
agree on price and terms. It is also used by the Title Company to open escrow once an offer has
been accepted by both the buyer and seller. It is usually about 1% of the offered price.
How much are closing costs going to be?
In most circumstances closing costs are approximately 3% of the purchase price if you are getting a
loan. If you are a cash buyer, the closing costs are usually limited to about 1% of the purchase price.
These fees can vary somewhat depending on Home Owner's Association Fees as well as the day
you choose to close escrow.
Once my offer to purchase is accepted, how long will it take for me to
get my keys?
Most of the time is will take about to 30 days from accepted offer to close of escrow if you are
getting a loan. On a cash transaction it can be as short as 7 days. Although there could be some
variance depending on if the home is currently occupied, how long it takes the owner to move out,
and how long it takes the bank to collect all their information and send the mortgage note to the
title company for you to sign. The most thing to know is that ,in Nevada, the close of escrow does
not denote the exchange of keys. Once escrow closes, the title company must still record the
change of title and this usually takes one business day. That means if you attend your closing
and sign all the documents on Tuesday, you probably will not get your keys until Wednesday. If
you schedule your closing for a Friday, you may not get your keys until Monday or Tuesday.
